Spray Foam Surveys · Broughton (M7)

Spray foam under your Salford roof? Find out what is up there before a buyer's surveyor does.

How we work

Measure first, strip later. Foam only comes off when the timber gives a reason.

Plenty of foam sits quietly for years, and some of it hides damp. A reading on the wood tells us which kind you have, and then we explain your options without pressure.

A street of red-brick terraced houses in Broughton
Broughton's housing

Plenty of Salford roofs have been converted, re-lined or re-insulated since the original slates went on.

Broughton sits just north of the centre, with Victorian villas and terraces near Broughton Park, 1930s semis further out and a good deal of mixed housing in between. Roofs are slate or tile, often with extensions and loft conversions added over the years. We survey the roof spaces we can reach safely and record foam, timber condition and readings.

Slate or concrete tile, then battens, felt and rafters. We record how each layer is coping under the foam.

Also covering the rest of Salford — same price, same service.

Questions we get asked

Our Broughton house was extended a few years ago. Does that change the survey?
It can. Extensions often create separate roof spaces, and each one is checked and photographed in the report.
Why is spray foam under a roof a problem?
Spray foam is applied to the underside of the roof covering. It bonds to tiles, slates, felt and timber, which can hide damp and decay and makes repairs difficult. Many lenders and surveyors treat it with caution, especially where it covers the roof timbers.
Will it stop me selling or getting a mortgage?
It can. Some lenders decline or ask for evidence, and buyers' surveyors often flag it. A written assessment of what is there and what condition it is in is usually what they ask for. What a particular lender will accept varies, so check with your broker.
What does an assessment involve?
An inspector goes into the roof space, records the foam type, thickness and coverage, takes moisture readings on visible timber, photographs what can be seen and notes what cannot be checked. You get a written report afterwards.
How long does it take?
Most Salford lofts need an hour or two on site, and the written report reaches you the next working day.
Do I have to remove it?
Not always. It turns on the foam type, the state of the rafters and what a buyer or lender will accept. The survey gives you what you need to decide.
Can you tell if the timbers are damaged?
Where timbers can be seen or reached we take moisture readings and record staining, softness and mould. Timber fully covered by foam cannot be checked without removing some of it, and the report says so.
What is the difference between open-cell and closed-cell foam?
Open-cell foam is soft and spongy and lets moisture pass through. Closed-cell foam is dense and sets hard. Both are used in roofs, and the type affects how it can be removed and how risky it is.

Know what is in your roof before anyone else asks.

Spray foam reports in Broughton

Roof space survey in Broughton

Large older houses can have several roof levels, each with its own history. We work through them in turn and show which ones carry foam, which do not and which could not be reached.

If you are selling, a clear report before the listing goes live is usually easier than answering a surveyor's question after an offer.
